Can I Buy a Home With a VA Loan With No Down Payment?
Depending on your eligibility, loan amount and other circumstances, VA financing may allow qualified borrowers to purchase a home without a traditional down payment.
Your lender can explain your specific eligibility and financing options.

Do I Need a REALTOR® to Use a VA Loan?
A VA loan is a financing program. Your REALTOR® represents you in the real estate transaction.
A buyer's agent can help you evaluate properties, negotiate the purchase contract, coordinate inspections and navigate the transaction through closing.
Having the right team—including a knowledgeable VA lender and REALTOR®—can help make the process easier to navigate.
Can Veterans Buy New Construction With a VA Loan?
Yes, VA financing can be used for certain new construction purchases, subject to VA and lender requirements.
New construction also brings its own set of considerations, including builder contracts, design selections, upgrades, inspections, timelines and warranties.

Can I Use My VA Loan in North Carolina or South Carolina?
VA financing can be used to purchase qualifying properties in both North Carolina and South Carolina.
Because I am licensed in both NC and SC, I can help veterans who are considering communities on either side of the state line.
That can be especially helpful for buyers considering areas such as Charlotte, Fort Mill, Rock Hill, Lake Wylie and surrounding communities.
What Is a VA Appraisal?
A VA appraisal helps determine whether a property meets applicable VA requirements and provides an assessment of the property's value for the loan.
Your lender will coordinate the appraisal. As your REALTOR®, I can help you understand where the appraisal fits into the transaction and what happens if an appraisal issue arises.
VA Appraisal vs. Home Inspection
A VA appraisal and a home inspection serve different purposes. The VA appraisal helps the lender determine the property's market value and whether applicable VA property requirements are met. It is not a substitute for a professional home inspection.
I recommend that buyers work with a qualified home inspector to evaluate the property's condition before completing the purchase.

2. Get Your Certificate of Eligibility (COE)
Your COE confirms your eligibility for the VA home loan benefit. Your lender can typically help obtain it as part of the preapproval process.
3. Get Preapproved With a VA Lender
A VA-approved lender can review your finances, determine how much you may qualify to borrow and provide a preapproval that helps establish your home-buying budget.
4. Choose Your REALTOR®
Work with a REALTOR® who understands the VA process, your local market and your specific needs as a veteran or military family.
5. Find the Right Home
Search for homes that fit your budget, lifestyle and location preferences. Your REALTOR® can help you evaluate properties and identify potential concerns.
6. Write and Negotiate Your Offer
Once you find the right home, your REALTOR® helps prepare and negotiate the offer, including price, terms, contingencies and requested seller concessions.
7. Complete Your Home Inspection
A professional inspection gives you a better understanding of the property's condition. An inspection is separate from the VA appraisal and is an important part of protecting your interests.
8. Complete the VA Appraisal and Review
The VA appraisal helps determine the property's market value and whether it meets applicable VA property requirements. Your lender coordinates the appraisal
9. Complete Your Loan & Closing
Your lender completes the underwriting and loan process while your REALTOR®, lender and closing professionals coordinate the remaining requirements and paperwork.
10. Get Your Keys!
Once the transaction closes and the documents are signed, you're officially a homeowner. Congratulations—your next chapter begins!
